A lot of the EPDM in this market was installed decades ago on buildings that predate most of the newer single-ply systems - older manufacturing buildings around REO Town and Grand Ledge, legacy sections of state office buildings, and mid-century retail buildings along Michigan Avenue and Saginaw Highway. Where EPDM Still Makes Sense

For large, simple roof fields with few penetrations, EPDM is still a reasonable choice. It's forgiving of Michigan's temperature swings - it doesn't get brittle in a January cold snap the way some membranes can - and ballasted EPDM systems handle wind uplift well on buildings without a lot of rooftop clutter. We still spec it on warehouse and light-industrial buildings around Mason, Charlotte, and the I-96 corridor where the roof geometry is straightforward.

Where it struggles is on roofs with heavy equipment loads or a lot of penetrations, since every seam and flashing detail is a place for glued laps to eventually separate.

The Age Question: Patch, Re-Cover, or Replace

Most of our EPDM calls start with a facilities manager asking whether a leaking roof needs a patch or something bigger. That answer depends less on the roof's age in years and more on where the failures are clustered. A roof with isolated seam separation in one or two locations is usually a legitimate patch job. A roof with recurring leaks at multiple, unrelated seams - especially if a prior contractor has already patched those same areas once or twice - is telling you the adhesive bond across the whole field is failing, beyond the spots you can actually see.

We walk older EPDM roofs specifically looking for that pattern before quoting anything, because a patch quote on a roof that actually needs full seam replacement or a tear-off just delays the real cost and adds a line item that gets thrown away.

What We Check on an EPDM Inspection

  • Seam adhesive condition at a sample of laps across the full roof, beyond the area of the reported leak
  • Flashing at parapets, curbs, and penetrations for shrinkage or pull-away
  • Ballast displacement on loose-laid systems after wind events
  • Membrane thickness and UV degradation on unballasted sections
  • Insulation moisture content beneath suspect seam areas
  • Drain and scupper condition, since ponding accelerates seam failure

That inspection usually tells us within a day whether we're looking at a repair, a seam-replacement project, or a full re-roof.

We document all of it with photos tied to a roof plan, beyond a written description alone, because a facilities director presenting a repair budget to a board or a purchasing committee needs something more concrete than our word for it. That documentation also becomes useful later, as a baseline to compare against on the next inspection cycle.

Freeze-Thaw Cycling and Seam Failure

Glued EPDM seams move with temperature. Michigan's freeze-thaw pattern - hard cold snaps followed by warm-ups, sometimes within the same week in February and March - puts more cyclical stress on a glued seam than a climate with a steadier winter would. We track this pattern closely on roofs across Grand Ledge and Charlotte's older manufacturing buildings, where EPDM installed in the 1990s and early 2000s is now well into the age range where seam adhesive starts losing its bond strength. A seam that's marginal going into winter often shows its first real gap by spring, right around when snowmelt is sitting on the roof and has the most opportunity to get in.

This is why we recommend a fall seam check on older EPDM roofs across this market, ahead of the first hard freeze, rather than waiting for a spring leak call. Catching a marginal seam in October and re-adhering it costs a fraction of what a full interior water-damage repair costs after a winter of that same seam cycling open and shut.

Common EPDM Questions

My roof has been patched three times in the same area. What does that mean?

It usually means the patch is treating a symptom, not the cause - often a seam that's failing along its full length, well beyond the visible gap. We'd want to inspect the whole seam run before patching a fourth time.

Is ballasted EPDM a wind risk in this area?

Properly installed and maintained ballast systems perform well here, but ballast that's been displaced by prior storms and never redistributed becomes a real vulnerability in the next high-wind event. We check ballast coverage as part of any EPDM inspection.

Can you re-cover an old EPDM roof instead of tearing it off?

Sometimes, if the existing membrane and insulation are dry and the roof hasn't already been re-covered up to the code-allowed layer limit. We confirm both before recommending it.

How do you tell EPDM apart from TPO or PVC on an older roof I haven't seen documentation for?

EPDM has a distinct rubber feel and typically shows a matte black or occasionally white surface with glued rather than heat-welded seams. We confirm membrane type on site before quoting any work, since the repair materials and methods are different.

What's the average lifespan of EPDM in mid-Michigan?

Well-installed EPDM with sound seam maintenance can serve for a long time in this climate, though the seams - not the field membrane itself - are usually what determines when a roof needs attention.
